MIXED USE DEVELOPMENT (MXD) USE REGULATIONS – Zoning text amendment to:
• Section 27-990.13, entitled Mixed use development subdistrict use classification, to modify the uses permitted and to simplify the use categories for consistency with other uses and definitions within the Town Code;
• Section 27-6(b)(3), entitled Interpretation, to allow staff to make interpretive decisions for unnamed uses that are similar;
• Section 27-990.12, entitled Mixed use development master site plan, to delete the master site plan map shown as Diagram 1 and to add a reference to the Town’s Zoning Map;
• Section 27-1313, entitled Regulations, and add Section 27-1314 entitled Review Authority, to add outdoor seating criteria for the MXD district;
• Section 27-990.9.2(a)(1), entitled Neighborhood commercial (NC) subdistrict, to modify the building allocation requirements for the maximum ground floor residential areas and to add a maximum density;
• Section 27-990.11.(l)(1), entitled Residential uses in nonresidential subdistricts, to add language to ensure consistency within the MXD subdistricts;
• Section 27-1, entitled Definitions and Section 27-975 , entitled Definitions, to consolidate the MXD zoning definitions.
