Details for Submitting Engineering Plans

To obtain approval of engineering plan or plat and receive a sufficiency letter the following is required:

1. Signed & Sealed Engineer's material quantity, unit price, and total cost estimate for all infrastructure.
2. Cost estimate broken down such that subtotals for each of the following categories are provided:
   
   • Storm water
   • Water Utilities
   • Sanitary Sewer
   • Landscaping & Irrigation
   • Paving, Grading, Curbing, Striping, Signage
   • Fill, Excavation
   • Gates, Walls, Fences
3. For any proposed subdivision of property, the following is required:
   
   • Bonding or acceptable for of surety for 110% of certified engineer's infrastructure cost estimate.
   • If developer chooses to perform infrastructure work without bonding or surety (construction at risk), such a choice precludes approval and recordation of the plat until infrastructure is completed and accepted by the Town of Jupiter. Subdivision construction performed in this manner requires the developer to issue a letter acknowledging the following:
   • Definition of developer's intent to construct the infrastructure "at risk"
   • Acknowledgment of developer's acceptance that the plat will not be approved until the infrastructure is completed and accepted by the Town of Jupiter.
4. PRM Check - PRM's shall be set by a licensed surveyor in accordance with the requirements of Florida Statute 177.091. Town of Jupiter Engineering Division requires that the PRM's be set prior to 1) Recording of Plat, and 2) issuance of first building permit for the project. The project surveyor or developer shall notify the Town Engineering Division in writing when the PRM's have been set. All PRM's shall be well marked and protected to the extent practical. The project surveyor shall assist the Town in a field verification, as required, to ensure that the PRM's have been set.
